Pre-approval, the option period, inspections, closing costs, what the contract actually says. Nothing gets signed until you understand it, and you get me — not an assistant — from the first showing to closing day.
Which suburb fits your commute, which schools matter to you, where the HOAs are strict and where new construction is changing the map. Twenty-five years here means I can tell you the differences the listings leave out.

Many of my buyers are also sellers. If you need to sell before you buy — or time both closings together — I'll give you an honest valuation from what is closing on your street right now, not an online estimate, and handle both sides so nothing falls through the gap.
Before you call
Before we look at a single home we'll go over a written buyer agreement, so you know exactly how I'm paid. In many sales the seller covers some or all of it. Either way, nothing is hidden and nothing is owed for the first conversation.
Yes, before you fall in love with anything. It takes a day or two, it tells us what you can comfortably afford, and in Collin County a seller will not take an offer seriously without it. I can point you to lenders my clients have had good experiences with.
Use them — they're good for browsing. What they can't tell you is why a house has sat for 60 days, what the neighbors sold for last month, or what to offer. That is the part I do, and I'll show you the data I'm using.
Any listing in the MLS, plus new builds. If you're visiting a builder, bring me on the first visit — the builder's agent works for the builder, and having your own representation costs you nothing extra.
It changes by neighborhood and price point. Some streets still see multiple offers in a weekend; others have room to negotiate. When we talk I'll tell you what is happening in the specific areas you're considering.
